- Prepare your sellers! Send them to my website to check out the tips or ask me for a PDF of tips that I can email to you to put in your listing packet! If your sellers have prepared their home for photo day it WILL make a huge difference in their online presence which of course gives you the best chance for a quick and more profitable sale.
- I am not a stager. If your seller needs a stager, that process should be completed before I get there. I will shuffle small things here and there, but in the interest of time and keeping prices low I can’t put too much effort into preparing the home for photos.
- If sellers are comfortable with it, they do not need to be present for photos (agents too!). Consider it the first showing, if the house is free of people and pets it makes for better photos.
- With that said, I do understand that some sellers (and agents) strongly feel the need to be present on photo day. Whether you are there for the appointment or not, feel assured that I will treat your clients with the same level of professionalism and respect as you would. I was once an agent, and I understand the emotional process this can be for everyone!
- I will do my best to showcase the positives of a home to help drive online interest and get as many buyers as possible scheduling showings! I will not, however, “photoshop” or completely avoid a negative attribute. I believe in trying to keep the integrity of the home intact and not having agents and buyers feel like they are seeing a completely different house when they come for a showing. This comes back to making sure your sellers are prepped and ready for photos and hiring a stager if necessary!
- I will send you a link to your photos through Dropbox. It is your responsibility to download the photos and save them on your computer if you choose. I delete the photos from my archives after 6 months.
- If there is a neighborhood park, or something interesting nearby please let me know ahead of time if you would like a photo. I also keep some stock photos that I may throw in your Dropbox folder if I feel it would help the listing presence online.
